Anyone currently selling their home For Sale By Owner in the Scottsdale or greater Phoenix, AZ market knows how quick homes are selling - even some of the FSBO homes are going fast. The housing market has officially heated up, and according to Street Scout Home Values, Mesa and Gilbert combined for over 600 new home sales in the first quarter of 2016. Scottsdale real estate saw over 1,700 traditional home sales in the first quarter alone! The activity is up and Buyers are out. So what if you are not willing to pay the traditional 6% commission or simply do not have enough equity to be able to hire a Realtor and decide to sell as a FSBO? One popular way to gain attention as a FSBO home seller is to hold open houses, so we thought to lend some advice and go over a few tips and tricks that we use at our open houses here at Dwellings.

I put together a few tips and tricks that you can do to help your home sell, specifically by holding open houses to gain interest. Everyone knows the basics… make sure the home is clean, have refreshments or snacks for your visitors, and turn on some light music for background noise to make everyone feel at home. Make sure the home is smelling great… and one small trick is to bake some cookies just before the open house starts. You’ll have snacks ready for your visitors and the home will smell amazing! To go above and beyond the basics and to really make your home stand out, here are a few pointers for you:
Reach out to local vendors and ask them to donate furniture or services for the open house. Whether it’s a furniture rental company or a local flower shop, little details sprucing up the house can make a huge difference.
It gives your home a fresh feel while getting some high-quality furniture into your home.
Ask vendors if they want to leave business cards, it’ll bring attention to their company, and your visitors will have a better experience overall.
Have a bartender friend? Or at least one who thinks they’re a bartender? Spice up your house showing with strawberry mimosa cocktails and give them a chance to practice their skills.

Focus on the house’s strong points with a strategic showing time:
Great sunset views? Host the open house later in the day, so potential customers will have a chance to see the view.
In a kid-friendly community and a great house for raising kids? Have a family-friendly event and invite kids to come too, creating interest in the house.
Have great mountain views? Be sure to hold the open house during the right hours to show off the gorgeous views, as sometimes they can look even more magnificent depending on the time of day and how the sunlight reflects off the mountains.
Leverage technology to give visitors an easy way to revisit house information, and see more pictures and data than they might have had time for while visiting.
98% of home shoppers start their search online… sites such as Zillow and Trulia allow you to create a FSBO page and setup open house dates and times online. This allows potential buyers know about your open house and increases your number of visitors.

Create a website, hashtag or QR code for the house.
BE SURE TO TAKE GOOD PICTURES. Hire a photographer if you must – but the number one problem potential home buyers have with FSBO homes is the lack of quality and quantity of photos online. This doesn’t allow a potential buyer to get a good look at the home and it shows it off in a poor manner.
Ask for emails as a point of contact to keep potential buyers in the loop for updates on the house, whether to notify them that the price has gone down or just to keep the house fresh in their minds.
